Decorating Your Home for Resale

When you're decorating your home for resale, it can be a difficult to part with your cash knowing you're not going to be the one enjoying the hard work you've put in. It's also very difficult to look at your home from an outsider's perspective, especially when you've lived there for years and it's full to the brim with memories and personal touches. You'll more than likely have floor tiles you remember agonizing over, choosing the perfect shade to match your kitchen cabinets. And little home accessories you've spent years collecting. Now is the time to forget all about the personal, it's time to create a completely clean slate for the new owners. You'll soon have a completely new house to decorate and make memories in, and to get the most money for your current property you're going to need to commit to creating the perfect neutral haven for potential buyers.

Before you do anything else, you need to completely declutter your home. You must look at everything from a neutral perspective to notice damages or issues you have probably lived comfortably with for years. Clean and clear out as much as you can so that you have unlimited access to every nook and cranny of your home. The clearer and cleaner the house, the more able you are to refresh it and the better it will look to potential buyers.

You do not need to spend a small fortune decorating your home for resale, but you do need to invest some money and time to get the job done. A lot of the process will involve very small changes that take a lot of time. Cutting back the garden for example, or filling in small cracks in the walls. A lot of the jobs won't cost much in money, but a lot in time.

You must pay attention to detail, sometimes the smallest issue can put a potential buyer off. Things like the smell of cigarettes, dirty grout in between wall tiles, or dog mess in the garden are all it takes to turn a buyer off, so make sure you're paying attention to everything and anything related to the look and feel of your home. This is also relevant when it comes to the final details. Once you have painted the walls, and installed fresh carpets or wall tiles, you'll need to think about the finer details that complete the overall look. Fresh flowers always make a home look nice, as do clean towels (bathroom and kitchen) and neutral accessories like vases or natural accessories.

The more light there is in any room, the bigger it looks. Invest in anything that adds more light to a room. In the daytime make sure curtains are open and windows are clean. At night ensure there isn't just one downlight in a room. Invest in some wall lights or even stick-on under cabinet down lights to ensure all areas of every room are bathed in light.

Whichever room you are redecorating, think neutral. Whether you're painting the front of the house, adding Talavera Tiles in the kitchen, or putting wallpaper in a bedroom - think neutral. The rooms need to be a bright, breezy, clean palette for potential buyers to view. Now is not the time to be getting creative with color schemes - save that for your new house.
